Real estate law can involve representation of lender, purchaser/seller, landlord/tenant, experienced developer or first time builder. Coordination with the appropriate parties, environmental, zoning or otherwise is essential to executing any type of real estate transaction in a timely and efficient manner. All purchases will require title examination and in most instances title insurance. Commercial property acquisitions will often include environmental compliance (Phase I, Phase II, etc.), appropriate liability insurance and possibly limiting personal liability through entity formation (see Business Planning). Real estate sales can often involve tax counseling to minimize or eliminate capital gains consequences. Effective and efficient representation in this area is essential.
